The Colorado Residential Lease Agreement model is a legal document that describes a lease agreement between a landlord/property manager that sets out the terms of what both parties are expected to expect. The laws in the state of Colorado, stipulates that if a tenant rents/rents for more than 12 months, the agreement must be written. The agreement establishes all the conditions of the state: the amount of rent, all additional deposits, maintenance rules, pet rules, compliance with state laws, several tenants and more. The property owner/manager must complete the document by entering all the necessary information in the fields provided and making a privileged choice. Once completed, the document must be approved by the tenant (s) and by all tenants over the age of 18 who apply the signature (s) in accordance with all aspects of the document. No certification is required, but customers must receive a copy of all pages of the document. The minimum tasks to be performed by a real estate agent acting as a transactional broker are defined at point 12-61-807. C.R.S. which states in part: No. 12-61-803, C.R.S.

authorizes real estate agents, tasks in addition to those of No. 12-61-804, 12-61-805 and 12-61-807, C.R.S. Additional tasks may include holding open houses, real estate listings, making a safe available, using multiple listing services or other information exchanges, etc. Additional services that are suitable for brokers to make their clients available must be recorded in writing. A broker is not authorized to provide exclusively “additional” services requiring a real estate agent`s license, i.e. to sell another`s property through advertisements, without providing the minimum tasks required by a single agency or transaction agency. The Commission does not regulate fees or commissions collected by brokers for the minimum or additional services provided. Fees and commissions are negotiable between the broker and the client.
